<p>The topic of agency is important to Buyers because it answers the most fundamental question that can be asked of any real estate professional: “Who do you represent in this transaction?” Until that question is answered, you may be left with the assumption that all agents who work with Buyers are actually representing them. It is important to be up front with the agent about the issue of agency and clarify your relationship from the start to know who is representing whom.</p>
<p>To protect yourself, you need to make sure you do the following:</p>
<p>1. Get a written “Buyer’s Agent Agreement”. Make sure that the agent you are working with has agreed, in writing, to represent you as a the “Buyer&#8217;s Agent.&#8221; By signing this agreement, you promise to work only with that particular agent for a specific period of time, often 90 days. It also means that you promise not to buy from anybody else (this includes private sales) without involving your agent. In almost every case, the commission will still come from the Seller, but your agent must present the offer.</p>
<p>2. Never disclose anything you wouldn’t want the Seller to hear. Never say anything to anybody unless you would be willing to have that information repeated to a Seller. Assume that everybody is working for a Seller unless you have specifically hired them to work for you. Protect yourself by using discretion at all times.</p>

meets most of the criteria on your wish list. However, sometimes there are things that<br />
are not obvious that could affect your decision to choose this property. As important<br />
as curb appeal may be, there can often be hidden red flags that you should take note of.<br />
Maybe there are watermarks on the hardwood floors or a musty smell coming from the<br />
house. On the other hand, maybe you are disqualifying the home because the garden is<br />
overgrown and there is wallpaper all throughout the rooms. Before you cross the house<br />
off your list, here are some helpful tips to guide you and help you see the full potential of<br />
every home you view.</p>
<p>1. Create a checklist of the things you MUST have in your home. Include things like<br />
the number of bathrooms, bedrooms, flooring, garage, open floor plan, number<br />
of stories, kitchen details, fireplace, etc. Bring this along with you for each house<br />
you tour and check things off as you see them. Include space to make comments.<br />
Yes, there is a fireplace, but it is old and will require a new insert.<br />
2. Do your homework about the neighbourhood you are considering. As your<br />
agent, I will always provide you with information about the area you are looking<br />
to call home but it is also important to do your own research. Determine what is<br />
important to you in a community. Parks, amenities, trails, schools, home resale<br />
values, highway proximity, etc. These are all possible considerations when<br />
choosing the place you will be living.<br />
3. Since we live in a world of technology, why not bring along your camera or<br />
phone to take digital photos of the key elements of each place you see, as well as<br />
things you like and dislike. You may be seeing multiple properties and this will<br />
help you keep them straight.<br />
4. Don’t get stuck on esthetic things like the way the house is decorated. Force<br />
yourself to look past the wall colours, window treatments and current décor to<br />
focus on the layout and whether or not the design of the home fits what you are<br />
looking for. Inquire as to who the Builder was. Are they a reputable company<br />
that you recognize? Cosmetic changes are easy and relatively inexpensive to<br />
make. Structural problems can be a major added expense.<br />
5. Make sure that the most expensive parts of the home are in good working<br />
order. The two most expensive rooms in a house to renovate are kitchens and<br />
bathroom. They have appliances and plumbing issues to contend with that can<br />
add up so unless that expenditure is built into your budget, make sure they are<br />
not going to need renovating in the near future.<br />
6. Take an inventory of what needs to be fixed. It can get quite confusing to<br />
remember everything you saw from one home to the next. So develop a list that<br />
is broken down by rooms of the house. The good news is that with an increasing<br />
number of houses on the market, you will likely be able to look at more houses<br />
before making a decision to put in a bid. Should you be set on a particular home,  you can sometimes use this as a price bargaining tool.<br />
7. Does the basement leak? A wet basement can cause havoc to your life in a<br />
variety of ways. Be sure to check that the basement doesn’t leak or has a system<br />
that automatically removes water from it. It is also important to note any cracks<br />
you see in the foundation. A Home Inspection will determine many of these<br />
structural things as well, but it is always good to be on the look out for water<br />
damage, musty odors and cracks to add to your list.<br />
8. What does the landscaping look like? This includes the grass, trees, bushes, and<br />
gardens but also the “hardscape” such as interlock, stone or brick, the sidewalk,<br />
deck and/or patio. Landscaping improvements can be costly which is why many<br />
homeowners often tackle these projects themselves. But costs can certainly add<br />
up here. Be sure to factor that into your decision and/or offer.<br />
9. What’s the condition of the home’s exterior? Does it need painting, or is it sided?<br />
Are there any loose bricks? Is the aluminum siding chalking? Are there shingles<br />
loose or hanging? Improving the exterior can be very costly. Check the exterior<br />
carefully before putting in your offer. A Home Inspector will also identify<br />
structural problems with the exterior.</p>
